Will I need planning permission for my conservatory

Planning permission for a conservatory only applies if you intend to extend your property by 50-70 cubic square metres (depending on where you live). Remember that this will include any extensions you already have, so be sure to get the measurements spot on before undertaking a development.

This won’t apply if you live in a Conservation Area or a World Heritage Site as listed buildings are prohibited from any developments or improvements without permission. Listed buildings struggle to gain permission as it’d alter the existing look. In fact, other improvements such as double glazing and solar panels are unlikely to gain permission either.

Building Regulations

On most occasions you’ll find that conservatories are exempt from Building Regulations, but here’s the criterion that needs to be met to ensure you won’t be penalised:

• The conservatory should not have more than 25% of the wall as brickwork. In essence it needs to be substantially glazed

• The new conservatory floor can’t exceed 30m squared

• The conservatory must have a transparent or translucent roof

• The conservatory is separated from the rest of your property with a door

• Heating in the conservatory needs to be controllable. For example, heating should have its own temperature settings and separate on/off settings

• All glazing in the conservatory meets standard requirements

• There are no drainage facilities in the conservatory
