Building a conservatory in the North East
Tyneside flats and colliery terraces have small yards, and Newcastle and Durham have large conservation areas. A lean-to is the usual fit for the terraces, while Northumberland's stone houses and the newer estates around Sunderland and Middlesbrough have space for a Victorian or an Edwardian conservatory.
Cold and exposure matter more here than rainfall, so a frame with a good thermal break and well-sealed glazing is worth the extra. uPVC and aluminium are both common. Historic stone houses and the conservation areas in Durham and Newcastle may need timber or a closely matched colour.
The North East has some of the most air frost days in England, and a thin roof leaves a conservatory unusable for months. A solid or heavily insulated glass roof keeps the room warm on a cold coastal day. Persistent easterly wind makes the roof fixings as important as the glass itself.
Doors take the brunt of the North Sea wind and weather on exposed sites. Choose a frame with good seals and a multipoint lock, and a threshold that sheds water. French doors suit the smaller conservatories, and sliding doors give the largest glass area for the money.
Tyneside flats are the regional signature: purpose-built two-storey terraces split into upper and lower dwellings with separate front doors, which raises questions about shared roofs and responsibility that do not arise elsewhere. Colliery terraces run through the Durham coalfield, and Northumberland is stone-built and rural. Much of the stock is pre-1919 and solid-walled.
Planning and building rules in the North East
Northumberland National Park and the Northumberland Coast National Landscape cover much of the north of the region. Durham city centre is a World Heritage Site, and the Tyneside flat stock sits in extensive conservation areas where external materials must be matched.
The weather
Drier than the North West, sheltered by the Pennines, but colder and more exposed. The region records among the highest numbers of air frost days in England, and the North Sea coast takes persistent easterly wind with salt carried well inland. Cold and exposure matter more here than rainfall volume.
